Ironworks District Revitalization

Took a 90-year-old steel foundry in East Vancouver and turned it into a mixed-use hub without losing the grit that made it special. We kept the original brick, exposed the steel trusses everyone wanted to hide, and made the whole thing run on geothermal.

Challenge: The client wanted modern efficiency but didn't want it looking like every other glass box in town. We found the sweet spot.

Coastal Logistics Hub

Distribution centers aren't usually pretty, and that's fine by us. What matters is they work hard and don't waste energy doing it. This 200,000 sq ft facility in Surrey processes more freight with half the carbon footprint of comparable buildings.

The roof's doing double duty with solar panels and a stormwater management system that actually works year-round. Turns out you can make industrial architecture interesting without trying too hard.

Gastown Heritage Restoration

When you're working with a building from 1889, you don't just slap on some drywall and call it done. We spent two years bringing this old warehouse back to life while adding modern systems that don't look like an afterthought.

The original timber frame was in better shape than anyone expected, so we showcased it. Now it's office space that feels like it has stories to tell.

Burnaby Tech Campus Phase II

Tech companies love talking about innovation but often end up in cookie-cutter buildings. We designed something that actually reflects how people work now - flexible spaces, tons of natural light, and a green roof that's become the unofficial lunch spot.

Mass timber construction meant we kept the carbon footprint reasonable while creating spaces people actually want to be in.

Urban Planning

Mount Pleasant Mixed-Use Development

Vancouver needs housing and it needs street-level retail that doesn't kill neighborhood character. We designed this six-story development to fit into Mount Pleasant without pretending the area hasn't changed.

Ground floor's got adaptable commercial space, middle floors are workforce housing, and the top level steps back with private terraces. The building breathes with the street instead of looming over it.

Richmond Manufacturing Retrofit

Brought a 1970s manufacturing plant into this century without shutting down operations. New envelope, better systems, and they're saving about $40k annually on utilities now.

Adaptive Reuse

Strathcona Craft Brewery

Old auto shop turned brewery and taproom. Kept the industrial vibe everyone loved, added a mezzanine for the taproom, and installed systems that recover heat from brewing to warm the space.

Community Design

East Van Community Hub

Not every project's about making money. This community center's built for locals who need meeting space, workshops, and a commercial kitchen. Passive solar does most of the heating.

Current Projects We're Pumped About

We've got three major builds in progress right now, and honestly, they're some of the most interesting challenges we've tackled.

Delta Industrial Park Expansion

Adding 150,000 sq ft to an existing facility while they keep running three shifts. The logistics alone are keeping us on our toes, but the end result's gonna be worth it - targeting net-zero operation.

Yaletown Office Tower Retrofit

Taking a 1990s office building and dragging it into 2024. New curtain wall, complete mechanical overhaul, and rethinking the floor plates for how people actually work now. Due for completion spring 2025.

Fraser Valley Food Processing Hub

Purpose-built facility for local food producers who need certified commercial space. All-electric systems, solar on every available surface, and designed so small operations can scale up without moving out.
